What the Doors Are Like
Given the build era, the doors we find in Kearny Mesa are mostly steel sectional, non-insulated or lightly insulated, hung on the hardware standard for that period. San Diego's mild temperate climate has been kind to the panels themselves - you don't get the rust-through or warping we'd expect somewhere with hard freezes or heavy humidity swings - so a lot of these doors are cosmetically fine even when the moving parts underneath are shot. That's the honest limitation here: a door that looks decent from the driveway can still have a spring at the end of its life, and we won't tell you to replace a door that just needs new hardware. On the flip side, we also won't push a spring replacement on a door whose track is bent or whose panels are rusted through at the base - at that point the repair costs start closing in on a new door, and we'll say so. With household incomes in the area running well above the national median, we see plenty of owners who could go either way on repair versus replacement, and we'd rather give you the real number for both than assume.
